In July 2010, Frisco TX sold 180 homes. These includes single-family homes, townhomes and duplexes in the City of Frisco TX. MLS area 55 not including the homes not in Frisco TX.

January 2010 = 95 Frisco TX homes sold
February 2010 = 118 Frisco TX homes sold
March 2010 = 196 Frisco TX homes sold

April 2010 = 249 Frisco TX homes sold
May 2010 = 223 Frisco TX homes sold

June 2010 = 245 Frisco TX homes sold

180 Frisco TX Homes Sold for $56,188,918 in July 2010

When compared to the same time last year (July 2009), Frisco TX sold 278 homes. The current Frisco TX housing market conditions is DOWN 35% to the previous year. The Frisco TX First Time Home Buyer and Repeat Buyer Tax Credits most probably contributed to positive numbers in April 2010, stimulated and encouraged those who planned to purchase a home in 2010 to do it by June 2010. Hence, the declining number that we see in July. Typically, the July and August are the busiest real estate months in Frisco TX. The Frisco TX First Time Home Buyer and Repeat Buyer Tax Credits just encouraged them to purchase sooner.

The lowest priced home sold for $81,000 in Kings Ridge near Preston and Rolater - a 3-bedrooms, 2 1/2 bathrooms 2-story duplex built in 1984 at approximately 1,200 square feet. It took the seller (bank-owned) 117 days to sell the property.

The highest priced Frisco TX home was sold in Chamberlyne Place sub-community of Starwood for $850,000 - a 5,970 square-foot Frisco TX luxury home, 6-bedrooms, 5 1/2 bathrooms with 3-car garage, built in 1999. It took over a year (515 days) to sell. It was a custom Mediterranean home on a 1/2 acre lot with a luxurious swimming pool and outdoor kitchen/ entertaining pool view from every room! Extensive mill work, gourmet kitchen and luxurious master suite.

The average home in Frisco TX is $317,452 (the highest since January 2010), a 4 bedrooms, 3 bathrooms, 3,300 square feet. The average price per square feet is $97/sq.ft. The average days on market to sell a home in Frisco TX is 83 days, 7 days longer than the same time last year.

The median sales price of Frisco TX homes is $282,124. This means half the homes sold in Frisco TX in June sold for less than $282,124 and half over $282,124. This median sales price is almost $10,000 higher than the July 2009.

Current conditions of Frisco TX homes for sale market:

There are 1,111 homes for sale in Frisco TX. They range from $79,900 to $3.4 Million. There are 52 homes for sale over $1 Million. The highest price home in Frisco is located in Villages of Stonebriar Park.

The average is $412,989 at $117/square feet and 3,500 square feet, 4-bedrooms, 3-bathrooms and at an average 90 days on the market.

240 Frisco TX homes were under contract in July 2010. Based on the studies of the past 6 months in 2010 leading up to the end of the Frisco TX First Time Home Buyer and Repeat Buyer Tax Credits, the Tax Credit did what it was suppose to do only in April 2010 where buyers were given a second chance when the Tax Credit laws were extended. In April, Frisco TX saw a significant increase (almost 300%) from the previous year. It looks like those who wanted to make a decision to purchase by then did at that time.

So how is the Frisco TX market doing after June 30th - the Tax Credit Dateline ?

Buyers are still looking and buying. Contracts are still written every week but the Frisco TX home buyers are not as pressured to purchase a home by a certain dateline. They will buy it when they find it!
