Frisco Lakes is a beautiful 1,000 acres of once used to be pastures off FM 423 between Lebanon and Stonebrook Parkway in the Frisco city limits. Upon completion, there will be about 2,400 homes at Frisco Lakes. Currently at Frisco Lakes, about 900 homes are completed as of Dec 29 2009. When lifestyle matters to you, Frisco Lakes should be in one of your top choices. Conveniently located close to shopping conveniences such as Kroger and Albertson's grocery store, CVS and Walgreen pharmacies, SH 121 and the North Dallas Tollway. Within minutes, residents can get to a major freeway and be on the way to any part of the metroplex. Frisco Lakes is also close to medical facilities: Baylor Family Medical Center, Centennial Hospital and also Plano Presbyterian Hospital. Frisco Lakes is an active adult living community for residents 55 years young and better. Adult children 19 years and older can live permanently in the community. Children 18 years old or younger can stay up to 90 days in the community. In the summer, the community is busy with activities for residents, their families and guests.

Frisco Lakes offers a lifestyle community living for its residents. A large selection for every personality. From Community Movie Night, Casino Night, Meeting your Neighbor While Wine Tasting, Arts & Craft classes, Ballroom dancing, free workshops or seminars offered by local vendors, book club, bible study group, Bridge group, Quilt making, Walking, Stained Glass, Singles, Tennis, Shalom, Vegetable Gardening and Chess & Checkers group and beyond. There is just too many to list. And any residents can start their own interest groups too.

Pulte Homes is the new home builder here at Frisco Lakes. Pulte Homes acquired Del Webb, known for building its active adult living communities since 1960s. Here in Frisco TX, Frisco Lakes will celebrate its 4 years in Frisco in April 2010. Pulte Homes has 3 different home series: Garden (starter), Classic and Estate series. There are 3 types of floor plans in each series and each floor plans have 3 different front elevations to select from. All homes for sale in Frisco TX is front-entry and single story homes.

New home buyers at Frisco Lakes can select home sites, type of floor plans with exterior elevation, brick/ stone color choice selections and interior color package: cabinets, carpet/ tile and countertops. All Frisco Lakes homes are Energy-star rated. At an average, a Frisco Lakes home owner pays approximately $90/month in the summer, keeping the room temperature around 75 degrees Fahrenheit. All 3 series of the homes offered for sale at Frisco Lakes are beautifully design architecture with windows and sliding patio doors to let natural light come in. Kitchen is open to living room. Basic features for the new homes include 110v 20 amp golf cart outlet in garage, back patio gas stub, covered patio, termite pre-treatment, GE appliances and Moen faucets.

The Garden Series start at $149,000 - a 2-bedroom, 2-full bathroom, 1 living area, 2 dining areas and 2-car garage, totaling 1,300 square feet. The next step up in this category start at $159,000 - a 3-bedroom, 2-full bath at 1,460 square feet. Basic features of this Garden Series include 30 inch kitchen cabinets, high-quality Wilsonart laminate countertops, a choice selection between white or black appliances.

The Classic Series start just over $200,000 - a 3-bedroom, 2-full bathrooms, 1 living and 1 dining area, over 1,600 square feet. The ceiling height is 9 feet in this series, whereas it is 8 feet in the Garden Series. Besides the small differences in the floor plans, the Classic series come installed with 42 inch kitchen cabinets and granite countertops with bull nose edge.

The Estate Series start at $270,000 is also known as the Bells and Whistles Series. The largest floor plan is over 2,600 square feet priced over $326,000. The most prominent feature of this Estate Series is the kitchen. In this Series, the heart of the home is truly the kitchen. It is large with lots of kitchen cabinets and granite countertops for food preparation space. The kitchen island is huge. Definitely a home large enough for entertaining.

Pulte Homes recognizes that these Frisco Lakes home owners may come from stages of their lives where they might need to sell their current home. Hence, Pulte Homes accept the sale of their current home as contingencies. However, homes under contingency may continue to be marketed. The contracted buyer has 48 hours first right of refusal to remove the contingency.

The Homeowners' Association dues are $105 per month with a one-time capital contribution of $1,500. This capital contribution is contributed to the HOA funds for HOA maintenance. The clubhouse, also known as the Village Center consists of the Fitness Gym center and indoor walking track, outdoor and indoor salt-water pool, tennis courts, miles of walking and biking trails, community kitchen and banquet rooms for resident rentals. A full-time Activity Director is on location at the Village Center everyday.

The Frisco Lakes Golf Club is a public 18-hole golf course. Residents receive discount rates and preferred tee times at the Golf Club. The Frisco Lakes Golf Clubhouse is expected to open in Spring 2010.

If Active Adult Living is a choice for you, Frisco Lakes is the only such community in Frisco Texas. The other retirement home community is Heritage Ranch on the east in Fairview or Robson Ranch at the north west in Denton. Frisco Lakes is just located close to everything.

Tax Information:

Frisco Lakes is located in the City of Frisco, Denton county and Little Elm or Frisco independent school district. Frisco Lakes Drive running north south divides the school district. East of Frisco Lakes Drive, school children go to Frisco school district and west of Frisco Lakes Drive, children goes to Little Elm school district. Home owners could potentially apply the Homestead and Over-65 tax exemptions to lower the property taxes. Consult your tax professional and the Denton County Tax Appraiser for eligibility.

Total Tax Rates (Frisco, Denton County and Little Elm ISD) is 2.255%.
Total Tax Rates (Frisco, Denton County and Frisco ISD) is 2.105%.
