List Now, Reduce Later strategy is a real pricing strategy that many home Sellers use in today's challenging Frisco TX Homes.

My advice is not do it. Avoid it like a plague. If it is not the right price to list, I would unfortunately decline the listing. It serves no one (Seller's and my time, not forgetting the Buyer's agents and Buyers' time to view the property).

It's one thing that the market has changed, then justified a new pricing, that's another different story.

The List First, Redice Later strategy seems to get agents listings and the Sellers themselves try to get their highest possible price. But this strategy sets a false hope in the Frisco TX Home Seller's mind that somehow they *COULD* find that Buyer whom will give them that price. Over time, and with no offer, the relationship between the listing agent and the Seller gets strained. Then, when the listing agent goes back to ask for a price reduction, the Seller feels that the listing agent took away a huge chunk of their equity. Ouch.
