Find out what homes your money really can buy here in Frisco TX the suburbs of Dallas, Texas.

Less than $100K
For less than $100,000, you could purchase single-family one-story traditional brick homes with 2 or 3 bedrooms. They are typically starter homes at a little over 1,000 square feet.

$100K - $150K
The houses in this price range will most likely be in the 3-bedroom, 2 bath sizes. At the higher end of the range, and if you comb the area well enough, you could expect some updated features most buyers will enjoy such as designer paints, laminate or hardwood floors. Fireplace is also a typical feature in this price range. They are still starter-home sizes between 1,300 to 1,600 square feet.

$150K - $200K
The houses in this price range are typically larger starter homes. On the average, they are 3 bedroom houses with 2 bathrooms. These are typically closer to the 2,000 square feet range, "newer-built" ie after the mid-1990s. 4 bedroom houses can also be common or 3 bedroom houses with the office/ study option. Formal dining rooms begin to become common in the higher end of the price range. Houses in this price range have up-to-date features like designer paints, garden tub, and updated kitchen. These are typically stll single-story homes.

$200-$350K
At the lower end of this price range, buyers can expect 3 or 4 bedroom houses, some with the gameroom/ media room option on the 2nd-level. They call these 1 1/2 story homes. Two-story smaller homes start around the 2,300 - 2,400 square feet in the low 200Ks and large two-story homes (over 3,000 - 4,000 square) at the higher end of the spectrum. For buyers looking at "super-high upgrades" homes can find them in this category. For around $300K, you should be able to find one with the latest kitchen design: granite countertops with custom wood cabinetry, hardwood and tile flooring, swimming pools, upgraded covered patios and beautifully landscaped curb appeal.

$350-$500K
These continue to mimic the $200 - $350K category and depending on location. Some of these houses may sit on better locations: golf courses, or lake views. Some are also in gated communities of Frisco.

$500-$100K
This begins the luxury Frisco real estate market. Large 5 - 7 bedroom homes, typically over 4,000 square feet with everything a buyer would want in the house. 3 - 4 living areas are common, austin stone elevations, whirlpool jetted tub, handscraped hardwood floors, elegant spiral staircases, etc.

Million Dollar Estates
The highest end of the luxury market is just unbelievable. Typically in a gated community with 24-hour security guard access. We call them Estates. Remarkable luxury homes with no detail left for buyer to complain. Many homes in this market mimic European or Spanish/ Mediterranean architecture and interior designs. Some with old world Italian charm. Fountains, pools and any type of water feature buyers may want. Inside and out, there is just nothing less than extraordinary for its homeowners.

CLIENT TESTIMONIALS

Read about what our satisfied clients have to say:

When she arrived for our appointment, we went through the normal preliminary procedures and all was fine. Then she surprised us. She had already done most of the work and only needed to take a few pictures of the inside and determine the price that we would be comfortable asking. She also spent a great deal of time explaining to us how the whole sales process work and what we could expect.

Eric & Tomoko Quere, Plano TX

Ultimately, Loreena introduced us to the house we bought--it was not one we found from our own hours of searching web listings--based on the the comments we had made while we visited these different homes. This is a testimony to her ability to listen well and to work proactively on our behalf.

Jenn & Glen Miller, Denton TX

We were completely impressed with Loreena. She helped us find and buy a home in Frisco. We have very high expectations from a realtor and she surpassed them. Knows her market extremely well, not just the technical market pricing data, but the nuances of all the neighborhoods as well. One of the most responsive and professional persons I've met in my entire business career.

Ruth & Jerry Meek, Frisco TX

I just want to thank you again for your help in selling our house. In this tough economy and market, I really didn't expect to get an offer. But you counseled me so well in pricing the house to sell and yet not letting me accept an offer that was too low. I believe we got the best deal we could have. I was so pleased and surprised with what we walked away with.
